generally needed at time of 1003 Loan Application
completion.
This checklist outlines the principal
documents and information generally required from both the
borrower and co-borrower to complete the application. We may
require additional documentation, depending on the nature of
your loan. However, by having the information in this
checklist available at the time of your initial phone
interview, you will save time, and avoid delays.
DOCUMENTS NEEDED FOR A REAL ESTATE PURCHASE
- Copy of Purchase and Sales Contract
and all Addenda, Signed by buyer and seller.
TAX RETURNS
The previous two (2) years W-2's and most recent payment
stubs to indicate one (1) month's earnings.
If Self-Employed:
Previous two (2) years personal Federal income tax returns
and all schedules if you are:
- Self-employed
- Employed in a family business
- A tradesman; or
- All or part of your income is derived
from overtime, bonus, commission, partnership, trust,
interest or dividend income - or if you -
- Own rental property, or
- Have income from an otherwise
non-verifiable source such as corporate ownership,
installment sales and tips.
YEAR-TO-DATE PROFIT AND LOSS STATEMENT
EMPLOYMENT HISTORY
Name and address of the employer(s),
dates of employment and income, for the last two (2)
years. Explanation of any interruptions in employment, if
applicable.
SOCIAL SECURITY / PENSION INCOME
Please provide copy of most recent award
letter.
SOCIAL SECURITY NUMBER AND COPY OF CARD
DRIVER'S LICENSE NUMBER AND COPY OF LICENSE
All parties to the loan.
CHECKING AND SAVINGS ACCOUNTS
Depository institutions names and
addresses, account numbers and balances. Depositories
include banks, credit unions, and savings and loans.
Passbooks and bank statements from the previous three
months may be required.
STOCKS, BONDS, INVESTMENT ACCOUNTS
Name and address of broker and previous
three months' statements or copies of the stock and bond
certificates.
CREDIT INFORMATION
For each open account, including credit
cards with a zero balance, provide:
- Creditor Name
- Address
- Account Number
- Payment Amount
- Current Balance
- Date paid-in-full and copy of
statement with -0- balance (if applicable)
You may also be requested to provide
information regarding any application you may have made
for credit within the last one hundred twenty (120) days
prior to making application for your mortgage loan.
DIVORCED OR SEPARATED
Copy of divorce decree or maintenance
agreement, along with any amendments and a 12-month
payment history of alimony/child support payments, if such
payments are provided or received and you wish such income
to be considered in your application for credit.
RENTERS
Landlord's name and address for the
previous two (2) years.
REAL ESTATE OWNED
Name and address of your mortgage
lender, account number and most recent year-end statement.
In addition, if the real estate is:
- Currently Rented
A copy of the current lease or rental agreement for
each unit.
- Listed For Sale
A copy of the listing agreement .
- Sold
A copy of the HUD Uniform Settlement Statement.
GIFT LETTERS
If the source of down
payment is a gift, a signed letter is needed from the
donor to verify that you are not required to repay the
funds. In addition, the transfer of gift money from the
donor's account to the borrower's account must be
documented.
